For those who aren't aware, a soho studio in Noida is essentially a small office-cum-co-working space combined into a single unit. Think of it as a professional address that's just enough for one person and a desk, for those who aren't into full-fledged commercial real estate, but don't need their own office cubicle. Bhutani Cyberthum, Sector 140A seems to be among the most mature projects to offer such an offering. That's based on my interactions with Aadinath UR Homes, channel partner for the project.
As I understand (hoping it's OK to spill the beans), units are around 850 sqft and semi-furnished, ready to move in, so no timelines involved. Cost is around 12,554 per sqft and total will be 1.07 Cr, which honestly seems decent based on there's some amenities on-site (food court, gaming zone, entertainment zone, gym, pool, and security). The fact that this project is RERA is a big reassurance as well.
Further, the project is not just about a small co-working space, but also the lifestyle aspect attached – on-site entertainment zone, food court, gym, pool etc. has a natural cooling effect on the overall work environment. Location is fairly reasonable with decent road connectivity via DND and Yamuna Expressway. Has anyone here bought a soho suites unit in this micro-market before? Would appreciate some insights, such as rental yield, tenant profile, presence of Airbnb/coronavirus related issues, etc.
